Nerja is a unique town on the Costa del Sol
Despite its authentic charm, Nerja has not developed the same touristy feel as many other coastal towns on the Costa del Sol. The fact that the town was built right by the sea, at a time when people often chose to build further up in the mountains, is due to several factors. One of the most important reasons was the natural protection the town had against pirates and other enemies at sea. The Balcón de Europa offered an excellent vantage point, making it possible to detect potential threats early and defend the town effectively. Furthermore, the area around Nerja has extremely fertile land, thanks to the town's unique microclimate. The combination of geographical factors, proximity to the Mediterranean, protective mountains, and rich vegetation creates a special climate that significantly differs from the surrounding regional climate.
Residential areas in Nerja
Whichever residential area you choose in Nerja, it's never more than a walk or a bike ride to get to the center. Choosing the right residential area in Nerja largely depends on your personal preferences and lifestyle. Whether you're looking for proximity to the beach, a lively town center, or a tranquil oasis, Nerja has something to offer everyone.

Centro histórico - Nerja center - Old Town of Nerja
In Nerja center, the obvious advantage is that you are within walking distance of everything: restaurants, shops, and cultural attractions like the Balcón de Europa. The area is known for its narrow streets and traditional Andalusian houses with white facades and flower-adorned balconies. Here you'll find a lively atmosphere year-round with many events and activities. Burriana beach is 1.5 km away, so it's perfectly feasible to walk.
Burriana
Burriana is known for its fantastic beach, Playa Burriana, which offers many water sports and beachfront restaurants. The area has many newly built homes and modern facilities. With its beachfront location and numerous amenities, it's a popular choice for families. Many residential areas are located around Burriana, often on hillsides, so it's downhill to the beach and perhaps more challenging to return uphill. It's about 1.5 km from Nerja center, so it's perfectly fine to walk to Nerja center.
Chimenea
Chimenea is located near the popular Burriana Beach, making it easy to enjoy sun and swimming. The area is known for its calm and exclusive atmosphere, with many newly built homes and modern facilities. Many homes in Chimenea offer fantastic views of the sea and mountains.
Capistrano Village, San Juan de Capistrano, and Capistrano Oasis
Capistrano Village, San Juan de Capistrano, and Capistrano Oasis are picturesque residential areas with beautiful gardens, several large and small communal pool areas, and whitewashed houses. The areas are known for their quiet and peaceful atmosphere, perfect for those seeking a relaxing lifestyle. They are also known for being well-maintained and lush, with fruit trees and flowers. It’s a bit of a walk to the beach and the center, especially from San Juan and Capistrano Village, so it might be helpful to have a car or take the bus to the center and the beach. Capistrano Oasis is closer to Burriana Beach than the other areas. See a simple sketch in the images below.
The areas offer a tranquil and relaxed lifestyle, perfect for those who want to escape the hustle and bustle of the city. Many homes here have fantastic views of Nerja and the Mediterranean.
Torrecilla
Torrecilla is located near Playa Torrecilla beach, making it attractive for beach lovers, but it's also close to the town center, meaning the area offers the best of both worlds. Here you'll find many nearby restaurants, bars, and shops, making it easy to enjoy the town's offerings. It’s just a few minutes' walk to the Balcón de Europa and Nerja center.
Punta Lara
Punta Lara offers a beautiful scenic environment with views of the sea and mountains. The area has an exclusive and secluded feel, with many luxury villas and residences. Perfect for those seeking peace and privacy. Punta Lara is a bit further from the town center and may require a car or bike for easy transport, though buses also run. There are fewer restaurants and shops nearby compared to more central areas. Walking to the beach, Playa Playaso, doesn't take long as it is below Punta Lara on the other side of the road. Playa Playaso is not as crowded with tourists as Burriana beach; many Spaniards choose to set up their beach tents here in the summer. In Punta Lara, you'll also find the popular restaurant in Hotel Avalon.
Los Almijara
Los Almijara is a popular residential area with a mix of apartments and townhouses, known for its beautiful gardens and communal pools. The area is quiet and ideal for families seeking a safe and child-friendly environment. There are several shops and restaurants nearby, and you can easily take a long walk or bike ride to the town center. The popular market in Nerja takes place in the parking lot located in Los Almijara. Walking to Burriana is easy as it's downhill all the way, but walking back up can be a bit more of a challenge, especially when it's hot, so taking the bus might be preferable.
Parador
Parador is very centrally located, close to both Burriana beach and the town center, making it easy to get around on foot. The area is rich in cultural attractions and near Nerja's historic sites and gardens. Here you'll find a wide selection of restaurants, bars, and shops, creating a lively and dynamic atmosphere. Due to its central location, Parador can be quite vibrant, especially during peak tourist season, which might affect those seeking a quieter experience. Property prices in Parador can be higher compared to other areas in Nerja due to its attractive location. Calle Carabeo is located in the Parador area; if you were to have the opportunity to buy a property there, some offer fantastic views of the Mediterranean.
